Booking Terms & Conditions

1. Who you are booking with

Your booking is with Kubu Gajah Villas, a Usaha Mikro (sole proprietorship) operated by Tjokorda I.A Sri Krisna Dewi, NIB 9120204950856, registered at Jl. Kesari 7 Batu Jimbar, Kel. Sanur, Kec. Denpasar Selatan, Kota Denpasar, Bali 80228, Indonesia.

2. Making a booking

• A booking is confirmed once the deposit has been paid — not when the form is submitted. Until then the dates are not held.
• You can pay a deposit of 50% to confirm, with the balance due 30 days before check-in — or pay in full at the time of booking. If you book fewer than 30 days ahead, the balance is due straight away.
• Prices are shown in US dollars and charged in US dollars. Your bank may apply its own conversion.
• You must be 18 or over to book.

3. Cancellation and refunds

This is the schedule we refund against:

Refunds are normally returned by the same route you paid. Where that is not possible we will agree another method with you. Payment-processor fees are not refundable, and leaving early does not entitle you to a refund of the remaining nights.

4. Arrival and departure

• Check-in from 15:00; check-out by 12:00 (noon).
• Keys are handed over at the office at the entrance to the villa complex.
• Arriving late is fine — tell us your flight and we will wait up. Luggage can be dropped earlier than check-in.
• Late check-out costs 50% of the nightly rate and depends on the villa being free the next day.

5. Extras

• Airport transfer IDR 400,000, for up to 4 passengers, booked at least 24 hours ahead.
• Laundry IDR 30,000 per kilo.
• Pool fence from IDR 400,000 per day. It is hired in for us, so please ask at least a week ahead.
• A cot and a high chair are free — just ask.
• No cleaning fee and no security deposit.

6. Staying with us

• The villa sleeps the number of guests booked. Extra guests staying overnight need our agreement first.
• Please treat the villa and the neighbours kindly — no parties or events without asking.
• Pools are unfenced as standard and are 120–150cm deep. Children must be supervised around them at all times.
• Damage beyond ordinary wear is chargeable. We will always show you what it is first.
• Smoking is outdoors only. Pets by prior arrangement.

7. If something goes wrong

Tell us while you are still here — almost anything can be put right the same day, and we cannot fix what we only hear about afterwards. If we cannot provide the villa you booked, we will offer a comparable one or refund you in full. We are not liable for events outside our control, such as flight disruption, weather or utility failures, and we recommend travel insurance.

9. Governing law

These terms are governed by Indonesian law, and disputes fall to the courts of Denpasar, Bali. Nothing here removes rights you have under the consumer law of your own country.
